We have been living here 3 months now. We love the area and the apartments are a good size but kind of poorly built, but we have been disappointed with our experience at the Morgan so far. From the beginning, completing the application was a chore. We were constantly following up with leasing to figure out what they still needed from us and to get documents we needed. The pre move in stuff took about a month to get sorted out, this didn’t really seem worth all that we paid in fees.
When we did move in, many outlets didn’t work, we couldn’t get our porch door to lock back after opening it, one closet had a foot of the baseboard cut out for some reason, toilets were weak, drains were clogged, washing machine was dirty and had an old wet sock in it, and something was seeping out of our countertop. The trash situation is bad. The trash room is dirty and smelly and I missed in the tour that it is in the parking garage, I am always afraid of rats or roaches when I am in there and people leave trash in the room without putting it in the chute all the time, we many times cannot reach the chute. It looks like the hallways aren’t cleaned, a roach has been dead in our hallway for a couple of weeks now and the carpet is dirty. The wipes in the gym haven’t been replenished since I’ve been here and the stair master has been broken for months. We are also made to use and pay for fetch so a third party gets our mail which takes longer and they charge you additional to deliver if it’s heavy, otherwise you have to go to Marietta to pick it up. I try to get my packages held at the carrier now.
We expect to have to make some requests to maintenance at move in, but we have been making requests since we moved in 3 months ago, often having to make two requests for the same issue because it was either partially done or not done. It doesn’t help that it is a struggle to understand what is going on with maintenance. All you see on the portal is when they update a completion date for the request, meanwhile your request hasn’t been completed. **Parking garage doors were fixed.
Most recently, we’ve had ants get all over our apartment. When I came home around lunchtime and noticed ants coming through a crack in our ‘tricky’ porch door and getting all over the place I made a request for pest control. I received a call saying that pest control will come on Wednesday(next day) because that’s the day they always come. I said well are they going to seal up the area where the ants are coming in, and they said I’d have to make another request for that.
Pest control came, moved a bunch of stuff around in both our bathrooms and knocked my water pick into the sink, and left business cards. We still have ants in the living room in kitchen, not sure why anyone was in our bathrooms.
Brodrick is amazing! He was able to give a well-detailed tour. He answered any and all questions even after the tour via phone calls. He made my transition as smooth and seamless as possible. I couldn’t be happier with my decision. No question was left unanswered, his professionalism was a true reflection of the obviously good management this building is under. Location is great. Building is well-kept. Staff is friendly and make you feel at home from the moment you walk the the door.
Going with 3 stars here because while they have problems there are much worse options out there. My impression after living here for 6 months is that it’s a good apartment going slowly down hill due to lack of corporate investment.
The good:
- Staff and maintenance has always been friendly
- No really bad issues like shootings/roach infestations
- Gym and some other amenities are nice
- Location is good
- I haven’t experienced any crime like break ins
The bad:
- Amenities (EV chargers) broken for months, always told they were fixing it soon
- Overall poor communication about maintenance, tickets are always just closed with no comment whether work was done or not
- Roof two floors above me has leaked twice, flooding one of my closets both times
- Hints of mold/moisture issues from said flooding, but follow up inspections had to be requested twice and no results from mold inspection shared
- Some external doors are left unlocked! Maintenance request about it closed with no comment
- Frequent problems with parking garage doors that leave them open for weeks
- Unavoidable processing fees for rent even if a bank account is used
The ugly:
- Pool is gross, people smoke pot in club house
- Being forced to send packages to Fetch address and no way to accept it at building
- Not knowing whether companies need your mail address or Fetch address because you don’t know if they’ll send your mail or packages
- Takes a long time for hallway carpets to get cleaned after getting dirty (dog poop)
- Dog park gets new wood chips very infrequently
IMPORTANT: I encourage you to read all negative reviews of this place, as they are all very relevant and paint only a small picture of what it is like to live here.
We lived here for 3 years in separate apartments throughout our time. It started off great, we loved living here when it was Modera. As soon as it became the Morgan and the management company changed to RPM, this place completely changed and went downhill very fast. The common areas and hallways have always been filthy. There would be the same exact trash in the hallways and stairwells for months at a time.
Since the management change 2 years ago, The paid parking garage was broken 80% of the time. Even after it was addressed and known, there was a string of car break ins in the parking garage simply due to the fact the garages were propped open at all times of the day and night. The staff at the leasing office are extremely rude and disrespectful. For the prices that we paid at this place, the standard doesn’t justify the cost.
The communication from the leasing office was non-existent. There was a 48 hour boil water advisory for Sandy springs several months ago and not a word from the leasing office notifying the residents. This was a constant theme. There is so much to be fixed about this place, yet they waste money on throwing resident events that no one show up to which is a clear attempt to make people ignore the significant shortcomings of the community.
The elevators were constantly broken in our building. The dog park was always trashed. People would throw broken glasses and their trash into the dog park from above and the leasing office wouldn’t do anything about it, even when notified. The key fob
Readers to enter into the buildings were always broken. Every time I confronted it with the leasing office, the assistant manager would act surprised and rudely say they are going to fix them…. They never got fixed. The crime is consistent in that area and anyone could easily walk right into the building and do whatever they wanted.
The grills at the pool were trashed and gross. One of them was broken for over a year and never replaced. While most of the people we met while living there were friendly, there were others that threw garbage all over the place and contributed to the problem. The trash chute rooms were FILTHY. Words can’t explain how bad it is, it’s something to experience.
I will say the only redeeming thing about this place was the maintenance, most of the maintenance guys that we dealt with were really nice and helpful.
I have been living at The Morgan a little over a month now, and I am so happy I decided to call it home. Jermarcus has been so helpful and welcoming throughout the whole leasing process and ensuring my move in went smoothly. Any requests I have had have been taken care of timely and professionally. Maintenance is always working around and cleaning up the property. The location cannot be beat, and there's a lot to do very close by.

Parking was plentiful and free. The complex as a whole was awesome. Residents were very friendly and helpful. The complex was clean from top to bottom, and no lettering was noted. No shaddy characters around. So many shopping opportunities within walking distance.
